I want address what was most important to me first,
The boat launch is adequate and easy to access but you do have to back across an active single lane road, not a big deal. The protected boat dock is nice but muddy and shallow. I have a 23 foot hybrid hull boat and getting in and out of that cove was challenging. If the channel IS dredged, its not often. I WOULD NOT bring a deep V hull boat in there because you wont get it out. My skeg drug across multiple sand bars coming and going. i had to trim up as far as possible to make it and put all my passengers in the bow to lift to stern. Bay boats shouldn't have any trouble if they can a jack plate.
Fresh water and electricity would be a major + at the boat docks. There is a water washdown at the trailer parking lot which is not close to the launch.
The condo was nice, although it has a roach problem that can be easily remedied. beds were comfortable. the upstairs A/C struggled a bit with the heat outside but wasn't terrible.
The pool was a bit on the warm side but was still relaxing after a long day on the ocean.
There is no direct parking available for Unit 36, be prepared to carry your stuff a short distance. I brought a collapsible wagon that I used.
Overall property was clean and well maintained.
The fishing pier is great, it is a short hike from the unit but the wagon made that easy. we were able catch a descent amount of live bait for our fishing trips.
Its a bit far from the Lydia Ann Channel so be prepared for a long run but perfect for Copano Bay or Aransas if that's your fishing plan.
